District 1 is the financial centre, and the 76 developments listed here are mostly offices rather than homes — strata-titled towers where the management office answers to hundreds of separate owners instead of one landlord.
A district of commercial MCSTs
Most of what you see from Raffles Place MRT is not in this directory, and the reason is ownership rather than oversight. A tower held whole by one fund or one family office has a landlord, not a management corporation, and no MCST number to look up. What is listed here are the buildings that were strata-subdivided and sold floor by floor or unit by unit — and those do have a management corporation, an AGM, a sinking fund and a managing agent, exactly like a condominium.
That produces an unusual mix for Singapore: offices dominate the classified listings in D01, with retail and a smaller group of residential towers behind them. People's Park Centre and Suntec City are strata at scale; Prudential Tower, Samsung Hub and OUE Downtown are strata offices sold in floor plates; Marina Bay Residences, Marina One Residences and One Shenton are the residential side of the same district.

Who manages them
D01 is the one district where the international agencies lead. CBRE, Savills and Jones Lang LaSalle hold the largest share of the buildings here, where in the suburbs the same list would be filled by specialist local firms. Commercial strata is a different job — tenant fit-outs, after-hours air-conditioning charges, loading-bay bookings and 24-hour building access all sit with the management office — and the firms that do it tend to be the ones with a facilities arm attached.
Reaching the office
A commercial management office keeps business hours and is usually on a low floor or in the basement, not at the main lobby counter. Ask for the building manager rather than the security desk if the matter is a defect, an access card or a renovation permit. Each listing below carries the MCST number, which is what the office and BCA both use, and the office line where the register or the building publishes one. Nearby public carparks with live lot counts are listed separately — worth checking before driving into the CBD.
