District 13 has the largest industrial share of any district in this directory — 151 developments across Macpherson, Potong Pasir, Braddell and Woodleigh, roughly a third of them flatted factories and light-industrial blocks.
The flatted-factory district
D13 is where Singapore's strata-titled industry is concentrated. Macpherson Road, Kallang Pudding, Tai Seng and Joo Seng carry block after block of flatted factories and industrial buildings, each one a management corporation of its own — Citimac Industrial Complex, Genting Building, the Elite, Everich, Harrison and Jubilee industrial buildings, and dozens more in the list below.
Industrial strata management is a different job from residential. The management office deals with floor loading limits, goods lifts, three-phase power, waste and effluent, fire compartmentation and after-hours access for shift work. There is no pool and no function room; the recurring capital items are lifts, loading bays and the roof.
And a residential district on top of it
The other two-thirds of D13 is housing, and much of it is new. The old Bidadari and Woodleigh land released over the past decade brought Bartley Ridge, Blossoms at Woodleigh and 8 at Woodleigh; Potong Pasir and Upper Serangoon carry Euro Asia Park, Avon Park and Castello. There is also a substantial group of landed strata estates around Dunsfold Drive and Jalan Wangi.
The agent field reflects the split. Chambers, Newman SRE and Ocean IFM hold the largest shares, but industrial blocks here are often run by smaller specialists that appear nowhere else in the directory.
Finding the right office
Industrial buildings in D13 frequently share a name with an unrelated block a street away — there are two Elite Industrial Buildings and two Golden Wheel buildings in this district alone.
