Why there are so many MCSTs here
614 developments is roughly one in seven of everything in this directory, and the reason is the grain of the place rather than its size. The east coast was subdivided into small residential lots long before the era of the mega-development, so District 15 filled with walk-up apartment blocks and modest condominiums of a few dozen units each — and every one of them is its own management corporation, with its own MCST number, its own office and its own by-laws. A single district here can contain more management corporations than a whole town of larger estates.
That has a practical consequence for anyone dealing with a building in this district: the office is often small, sometimes part-time, and frequently run from the managing agent's own premises rather than from the development. Calling before visiting is worth more here than almost anywhere else in Singapore.
What the directory holds for D15
Of the 614 developments, 418 are classified residential, 9 commercial, 5 mixed-use and 2 institutional; the rest are not yet classified. 551 have a management office telephone number on file. The busiest managing agents in the district are Chambers Property Management Services with 33 developments, A4 International with 24, and Ocean IFM with 21 — no single firm dominates, which again reflects how many small estates there are.
Finding the right office
Buildings in Katong and Joo Chiat often share a street name across several unrelated developments, and older blocks are sometimes known by a name that differs from the one on the strata roll. The MCST number is the reliable identifier: it is unique, it does not change when a building is renamed, and it is what the office and the authorities both use. Every listing below carries it where the register does.
