The executive condominium district

D18 has more executive condominiums than any other district here. Q Bay Residences, Coco Palms, NV Residences, Sea Horizon, Ripple Bay and The Tampines Trilliant sit alongside the older private estates. An executive condominium is managed exactly like a private condominium — the same Building Maintenance and Strata Management Act, the same management corporation, the same MCST number — but for its first ten years it carries eligibility conditions on sale and rental that the management office is often the first to be asked about.

The older layer is 1990s Tampines and Pasir Ris: Melville Park, Modena, Elias Green, Eastpoint Green and Tampines Court, the last of which was sold collectively and redeveloped — its page stays in this directory, as every page here does, with what stood there and what stands there now.
