District 21 runs up Bukit Timah Road from Ulu Pandan and Clementi Park to Beauty World and Hillview — 114 developments, mostly residential, with a distinctive layer of boutique blocks and shophouse strata.
Boutique blocks on the side roads
The lanes off Upper Bukit Timah Road — Lorong Kilat, Binjai Park, Jalan Jurong Kechil, Kismis — carry a dense group of small developments, several of them fewer than twenty units, each a management corporation in its own right. The list below shows them by street number: 3, 7, 9, 15B, 17A, 23B, 27B and 29 Binjai Park are eight separate MCSTs on one short road. This district also holds an unusual number of strata shophouses, where a row of conserved or semi-conserved shop units is held under one management corporation.
The larger estates sit on the main road and the ridge behind it: Clementi Park, Cavendish Park, Good Luck Garden, Freesia Woods, Hillview Green, and newer arrivals Daintree Residence and Forett at Bukit Timah, the latter built on the former Goodluck Garden site.
Beauty World's strata retail
Beauty World Centre, Beauty World Plaza, Bukit Timah Shopping Centre and Bukit Timah Plaza form a cluster of 1970s and 1980s strata retail on one junction — hundreds of individually-owned shop units under four separate management corporations. Buildings of this kind are perennial collective-sale candidates, and several here have been through the process; Brookvale Park nearby is the district's best-known example of a sale that completed.
Who manages them
Chambers Property Management Services, Savills and Asia Properties & Assets Consultancy hold the largest shares. For a development of a dozen units the agent's line is the management office, and that is the number on the listing. Each listing also carries the MCST number where the register publishes one.
