District 22 covers Jurong East and West, Boon Lay, Pioneer and Tuas — 91 listings that mix the Jurong Lake condominiums with one of the largest concentrations of strata-titled industrial property in Singapore.

Industry, and the estates built beside it

D22 is Singapore's industrial west, and a large share of its listings are industrial or business-park strata: Enterprise Hub, Tradehub 21, Enterprise 10, the Tuas View Square blocks and a long run of factory buildings along Pioneer Road and Jurong East. These are management corporations whose common property is loading bays, goods lifts, ramps and power risers, and whose subsidiary proprietors are businesses rather than households.

The residential half clusters around Jurong Lake and the MRT line: Ivory Heights, Parc Oasis, Lakeholmz, Parc Vista and Parkview Mansions from the 1990s, and J Gateway, Lakeville, Lake Grande and Caspian from the Jurong Lake District era. Executive condominiums and a large number of schools make up much of the rest.

D22 has a lower share of listings with a management office telephone number than most districts. Industrial buildings are the reason: many are run from an agent's office elsewhere with no line published at the building, and the older factory blocks were never captured with a contact at all. Where a listing has no number, the MCST number on the page is the way forward — BCA's register records the current managing agent against it, and the managing agent pages in this directory list every building a firm runs, which often turns up a sister building with a live line.
