District 23 — Bukit Batok, Bukit Panjang, Choa Chu Kang

District 23 covers Bukit Batok, Bukit Panjang, Choa Chu Kang, Hillview and Dairy Farm — 129 listings, with the Hillview corridor accounting for a striking share of the private housing.

The Hillview corridor

Hillview Avenue and Dairy Farm Road carry one of the densest clusters of private condominiums outside the central region. Hillington Green, Hazel Park, Glendale Park, Foresque Residences, Hillhaven, HillV2 and the Chestnut and Cashew developments — Cashew Heights, Chestnut Residences — sit within a couple of kilometres of one another, most of them backing onto the Bukit Timah Nature Reserve or the former railway corridor.

Bukit Batok and Choa Chu Kang add the executive condominiums and older private estates: Guilin View, Chestervale, Blossom Residences, Eco Sanctuary. Bukit Panjang carries Bukit Panjang Plaza and the town-centre retail. As in the other HDB towns, public housing does not appear here — it is not strata-titled and has no management corporation.

Living next to a nature reserve

Management corporations along the Hillview and Dairy Farm edge deal with a set of issues peculiar to the location: macaque incursions, vegetation management on boundaries adjoining reserve land, and drainage off the ridge. Several estates here run their own wildlife protocols, and the management office is the right first call — not the authorities — for a problem inside the estate boundary.

Who manages them

Savills holds the largest share of D23, with Ocean IFM and Exceltec behind it. Schools account for a significant share of the listings — they are here because they publish their own premises and contacts. Each listing carries its MCST number where the register does. Public carparks with live lot counts are listed separately.
