District 26 — Upper Thomson, Springleaf, Mandai

District 26 is one of the smallest in this directory — 37 developments along Upper Thomson Road, Springleaf and the Tagore industrial pocket, hemmed in by reservoirs and nature reserve on three sides.

A district defined by what surrounds it

D26 sits between the Central Catchment reserve, the Seletar Reservoir and Mandai. There is not much land, and what there is has been built on in two distinct ways. Along Upper Thomson Road are the condominiums and landed strata estates: Castle Green, Thomson Grove, Meadows at Peirce, Seasons Park, Bullion Park and The Calrose, with Hillock Green and Lentoria among the recent Lentor additions. Springleaf adds a cluster of low-rise estates — Springleaf Garden, Springleaf Villas, the Brooks developments — several of them landed strata.

The other half is the Tagore Lane and Tagore Industrial Avenue pocket: Tagore 8, Tagore Building, warehouses and light-industrial blocks, a small but genuine industrial estate tucked behind the housing.

The Thomson-East Coast Line changed this district

Lentor, Springleaf and Upper Thomson stations opened along a stretch that had been served only by bus, and the Lentor plots released since have added several new developments in a few years. For a management corporation the practical effect is a rising number of estates on adjacent sites sharing the same access roads and contractors — and for a resident, several similarly named neighbours. The MCST number is what tells them apart.

Who manages them

No firm holds much of D26; Smart Property Management, Ocean IFM and SRE Global lead a field of small shares. Most listings here carry a management office telephone number. Public carparks with live lot counts are listed separately.
