District 3 covers Tiong Bahru, Queenstown, Alexandra and Redhill — 100 developments that include pre-war walk-ups, a working industrial estate and some of the tallest new condominiums in the central region.

Three eras in one district

D03 is unusually mixed for a central district. The oldest layer is Tiong Bahru's pre-war walk-up flats, many of them strata-subdivided and each its own small management corporation — the Yong Siak Street and Eng Hoon addresses in the list below are of that kind. The second layer is industrial: Henderson Industrial Park, the Alexandra flatted factories and the Kampong Ampat-style light-industrial blocks account for a substantial share of D03, which is rare this close to the city.

The third layer is the redevelopment of Queenstown and Alexandra since 2010 — Commonwealth Towers, Highline Residences, Artra, Avenue South Residence and One Pearl Bank — large developments with full-time management offices, a stark contrast to the walk-up two streets away whose office is open two mornings a week.

Who manages them

D03 is spread across a wide field of firms. Savills and Chambers Property Management Services hold the largest shares, with Newman SRE behind them. Industrial strata is a specialism of its own — the concerns are floor loading, goods lifts, power supply and refuse handling rather than pools and function rooms — and the firms that take on the Henderson and Alexandra factory blocks are often not the ones running the condominiums nearby.

Finding the right office

Several Tiong Bahru blocks share a street with an unrelated development of a similar name, and the older walk-ups are sometimes known locally by a name that is not the one on the strata roll. The MCST number settles it: it is unique, it survives a rename, and it is what the office and the authorities both quote. Every listing below carries it where the register publishes one.
