The en-bloc district
No district in this directory has turned over as visibly as D07. Golden Mile Complex was sold collectively and is being conserved and redeveloped as Aurea; Golden Mile Tower stands beside it under separate ownership. The Beach Road military site became South Beach, with South Beach Tower and its residences; the Fu Yuen and Beach Road blocks became DUO; Tan Quee Lan Street became Midtown Modern.
What remains alongside them is the older strata stock that gives the district its character and most of its listings: Sim Lim Square, Fortune Centre, Burlington Square, Bugis Junction, City Gate and a long list of small 1970s and 1980s office and light-industrial blocks along Beach Road, Syed Alwi Road and Jalan Sultan.
Why that matters if you are looking for an office
A building under a collective sale still has a management corporation, and it still has a management office, right up to the point the strata scheme is terminated. If you are chasing a deposit, a defect, or a record from a building that has since been redeveloped, the MCST number is what any of the parties will ask for, and it is on the listing below. Where a development replaced an earlier one, this directory keeps both pages — the old estate's page stays where it was, with its own contact details, and says what stands there now.
Who manages them
D07 is spread thinly across a large field of firms. Savills holds the largest share and no firm holds many, which is typical of a district made up of small individually-owned commercial blocks rather than large estates. Public carparks with live lot counts are listed separately; the Beach Road and Bugis streets are heavily restricted at kerbside.
