District 9 — Orchard, River Valley, Cairnhill

District 9 is prime residential Singapore — 298 developments across Orchard, Cairnhill, River Valley and Mount Sophia, ranging from 1970s freehold blocks to the newest towers on the same streets.

The oldest prime residential stock in Singapore

D09 has more listings than any district outside the east, and an unusual age profile: a large share of its buildings are freehold blocks from the 1970s and 1980s that have never been redeveloped. Cairnhill alone carries a dozen of them — Cairnhill Mansions, Cairnhill Plaza, Cairnhill Heights, Cairnhill Crest — standing beside recent towers like Cairnhill Nine. The Emerald Hill conservation terraces, some strata-subdivided, are listed individually by street number; 111 Emerald Hill is one.

River Valley and Killiney repeat the pattern at a smaller scale, and the Mohamed Sultan and Kim Yam pocket adds a cluster of boutique blocks of twenty to sixty units. Larger modern estates — Aspen Heights, Belle Vue Residences, 8 Saint Thomas — are the exception rather than the rule here.

Old buildings, active management

An ageing freehold block is where strata management is most consequential. Lift replacement, facade repair, water-proofing and re-piping are the recurring projects, and they are funded from a sinking fund the management corporation has to have built up in advance. It is also the reason so many D09 estates are in and out of collective sale discussions: the alternative to a large levy is a sale.

The district is spread across a very wide field of agents. Savills holds the largest share, with Knight Frank and Jones Lang LaSalle behind it — the prime-district agencies, but between them they cover only a fraction of the district.

Finding the right office

Names repeat heavily in D09: several unrelated developments carry "Cairnhill", "Claymore" or "Chancery" in their names, and a few have been renamed since they were built. The MCST number is what tells them apart, and it is on each listing below where the register publishes one. Public carparks with live lot counts are listed separately.
