Development background

Clavon is a 640-home condominium at 6 and 8 Clementi Avenue 1, developed by UOL and Singapore Land. It has a 99-year land tenure and two 37-storey residential towers. UOL’s annual report records that the project obtained its Temporary Occupation Permit in April 2024.

The development forms part of the residential setting along Clementi Avenue 1. The Clement Canopy, also in Singapore Land’s portfolio on the same road, is a useful nearby reference when comparing entrances, routes and the character of individual sites.

Architecture and apartment layouts

Architect P&T describes the towers as being lifted above the ground to allow landscape and greenery to continue through the site. Its account also highlights vertical architectural features that finish at the tower tops. The design therefore has two scales: the skyline silhouette and the experience of moving through the gardens below.

Singapore Land lists one- to five-bedroom apartments, with flexible spaces and smart-home provisions. That broad mix makes the individual plan particularly important. Compare where a desk can sit, how bedroom doors relate to shared living space and whether storage is sufficient after furniture is placed.

UOL records the use of prefabricated prefinished volumetric construction. This explains part of how the buildings were delivered; it does not remove the need to inspect the condition and layout of the home being offered.

Shared spaces and daily routines

The clubhouse combines a gym with a co-working space, according to Singapore Land. For someone who works from home, this provides a shared-space option to investigate alongside the apartment’s own study arrangements. Confirm opening hours, booking requirements and the conditions for taking calls or using equipment.

At ground level, walk the route between the lobby, garden areas and exit. Notice shade, seating and how residential circulation meets the shared spaces. A viewing at the time you would normally use the grounds can answer different questions from a short midday appointment.

Clementi and the wider surroundings

The developer places Clavon near the Kent Ridge education cluster, with one-north and Jurong Lake District as wider employment references. These are useful directions for considering a commute, rather than evidence of a fixed journey time from the condominium.

Clementi MRT station on the East-West Line, the bus interchange and Clementi Mall form an established transport and shopping cluster. NUS’s travel guide maps their relationship. Test the complete journey from Clavon to that cluster, including the walk or feeder connection you would actually use.

Practical checks

Use the Clavon directory page to confirm the development before arranging the block and unit with your host. Inspect daylight, privacy and the outlook from the actual windows. Obtain current visitor, delivery, parking and moving arrangements directly, and check which fittings and smart-home equipment form part of the proposed sale or tenancy.
