Piccadilly Grand is a 407-unit condominium at 1, 3 and 5 Northumberland Road, Singapore 219568 to 219570, in District 8 (Little India / Farrer Park). Piccadilly Galleria is the retail podium on its ground floor. The project was a joint venture between City Developments Limited (CDL) and MCL Land, through Maximus Residential SG and Maximus Commercial SG. The pair won the 99-year leasehold site at a government land tender in April 2021 with a bid of $445.9 million, against nine other bidders. Tenure runs from 2 August 2021.
The development has three 23-storey towers on a site of about 94,000 square feet, with homes from one to five bedrooms. It received its Temporary Occupation Permit at the end of September 2025, and units have since been handed over to buyers. The podium has about 20,000 square feet of lettable space planned for 15 units, mostly restaurants, plus a childcare centre of roughly 5,400 square feet.
Interesting facts
About 77% of the 407 homes were sold at the launch in May 2022, and the project was fully sold by December 2023.
CDL and MCL Land first offered Piccadilly Galleria for sale in October 2024 at $75 million and relaunched it in May 2025 at $67.5 million. CDL reported that the sale was completed on 7 November 2025 at $65.46 million.
The site faces an entrance to Farrer Park MRT, which has the most exits of any station on the North East Line, and there is an underground route to City Square Mall.

Farrer Park MRT (North East Line) is at the doorstep, with sheltered access. Little India MRT (North East and Downtown lines) is about 8 to 10 minutes' walk. Connexion, with Farrer Park Hospital, is across the road, and City Square Mall and Mustafa Centre are a few minutes away. Farrer Park Field lies just behind. Tekka Centre's hawker stalls are down Race Course Road. Farrer Park Primary School is nearby.
