Valley Point is a commercial development at 491 River Valley Road, owned and run by Frasers Property. It is an office and retail building, not a condominium: Frasers lists it in its annual report as Valley Point Office Tower & Shopping Centre, held at a 100% effective share as at 30 September 2024.
What the development comprises
Frasers Property's schedule of group properties describes the site at 491/B River Valley Road as a 20-storey commercial-cum-serviced apartment complex, with:
- a 20-storey tower;
- a 2-storey retail podium (the shopping centre);
- a 5-storey podium block;
- a 5-storey covered carpark.
The same schedule gives Valley Point a lettable area of 20,690 sq m and a leasehold tenure expiring in 2876. The serviced apartments on the site are Fraser Suites Singapore, which Frasers Property counts separately from Valley Point.
History of the site
According to Frasers Property, the site dates back to 1877. It was once home to Fraser & Neave's first aerated water canning facility in Southeast Asia, and in 1998 it became the site of the first Frasers Hospitality serviced residence for extended stay.
Planned redevelopment
On 30 September 2026 Frasers Property and Mitsubishi Estate announced a 51:49 joint venture to redevelop Valley Point and Fraser Suites Singapore into a 999-year leasehold mixed-use development along the Singapore River. Frasers states that both Valley Point and Fraser Suites Singapore are expected to cease operations on 31 March 2027. The new development is to comprise approximately 407 residential units, a 184-unit Fraser Suites serviced residence, and dining, retail and lifestyle space, with launch set for 2027 and completion for 2031.
