Condo window safety: checks you can make from indoors
General guidance for Singapore condo residents. Follow current official advice and confirm arrangements for your own building.

Make a regular check
BCA advises strata owners to inspect and maintain windows at least twice a year. Set two dates about six months apart, and record any change in how each window closes. A planned check does not replace prompt action when a panel, fastener or safety fitting looks loose.
Look without testing an unsafe panel
Observe only from a safe indoor position. Do not lean outside, climb onto furniture, remove a panel or push harder against a stiff window. If a window appears unstable, stop using it and tell management promptly. Ask an approved contractor to assess it rather than experimenting with the fittings.
What deserves attention
For casement windows, note loose or corroded fasteners. For sliding windows, note damaged or displaced safety stoppers and angle strips, dirty tracks and unusual resistance. These observations describe a problem; they do not establish whether hidden supports are sound. Keep any cleaning within safe reach and ask the contractor which products suit the system.
Arrange the right assessment
BCA identifies approved window contractors through RW01 registration, with trained installers for installation or retrofitting. Ask who will inspect the window, what work is proposed, and what signed report you will receive. Stainless-steel retrofitting requirements do not make rivet replacement a resident DIY job.
Clarify responsibility
Ask your MCST which window features are part of your lot or common property and which permissions apply before alterations. Do not infer responsibility from another unit's repairs. Tenants should send their landlord a clear description and safe photographs. Keep the inspection date, quotation, approvals and completed-work record together. The actual window and strata boundaries need case-specific assessment.
