A compact development near Emerald Hill

8 Hullet is a freehold development of 44 apartments at 8 Hullet Road. The project's fact sheet identifies Hullet Development Pte Ltd as the developer and A D Lab as the architect. PropNex's prospectus independently records the developer and unit count.

In an April 2023 report based on interviews with the team behind The Giverny Residences, EdgeProp described 8 Hullet as an earlier collaboration between A D Lab and Lian Huat Group. The report places its completion in June 2022 and describes Hullet Road as the stretch between Cairnhill Road and Emerald Hill Road.

Understanding the one- and two-bedroom layouts

The project fact sheet describes a single 12-storey residential block. Its accommodation schedule comprises 11 one-bedroom homes and 33 two-bedroom homes, with typical sizes from 538 to 797 square feet. The two-bedroom layouts include both one-bathroom and two-bathroom arrangements, making the exact configuration an important part of a comparison.

Bedroom count alone is therefore an incomplete guide to everyday use. Consider whether a second room needs to function as a bedroom, study or shared workspace, and inspect the circulation around beds, wardrobes and dining furniture. Ask for the specific unit's plan and compare it with the actual apartment rather than relying on a generic listing image.

Orchard's shops and Emerald Hill's streetscape

The setting brings together two different parts of central Singapore. Orchard Road provides a shopping and dining environment, while the adjoining Emerald Hill area offers a smaller-scale streetscape. Singapore Tourism Board describes Emerald Hill's Chinese Baroque shophouses, its sloping street and its earlier history as a nutmeg orchard.

That nearby heritage setting gives a neighbourhood walk a purpose beyond checking a shopping-centre entrance. Observe how the street changes between daytime and evening, and which route you would actually use for groceries, meals and transport. Historic buildings and commercial premises belong to the surrounding neighbourhood; they are not facilities within 8 Hullet.

Somerset is identified as a nearby MRT connection in the project's published sales material. Test the route from the residential entrance and note crossings and sheltered sections. A location diagram can help with orientation but should not replace checking access on foot.

Shared-space and viewing checks

The original fact sheet specifies fewer parking spaces than apartments, so confirm eligibility and availability rather than assuming every home comes with a reserved lot. Ask management to explain the current arrangements for visitors, deliveries, moving and access to communal spaces.

During a viewing, assess light, privacy and sound in the actual unit, and check the condition of fittings included in the transaction. Obtain current charges and house rules, including any facility booking requirements. These practical details are especially useful when comparing compact homes whose published floor areas appear similar.
