About Bugis Junction
Bugis Junction is an integrated development in District 7 (Bugis, Beach Road, Middle Road), on the block bounded by Victoria Street, Middle Road, North Bridge Road and Rochor Road. It has three parts: the shopping mall at 200 Victoria Street, Singapore 188021; the 15-storey Bugis Junction Towers office block at 230 Victoria Street; and a hotel at 80 Middle Road. The project was completed in July 1995 and opened officially on 8 September 1995 as Parco Bugis Junction. Design International was the architect. The land is held on a 99-year lease from 10 September 1990.
The mall is owned by CapitaLand Integrated Commercial Trust, which bought it in 2005. The trust lists about 392,800 sq ft of net lettable area, around 220 tenants and 648 car park lots, with BHG, Cold Storage and Nitori as anchors. The hotel traded as InterContinental Singapore for three decades and reopened in January 2026 as Frasers House, a Luxury Collection Hotel, under Marriott.
Interesting facts
Three old streets, Bugis Street, Malay Street and Hylam Street, were rebuilt inside the mall as glass-roofed, air-conditioned shopping streets lined with shophouse fronts.
When it opened, the anchor tenant was the first Seiyu department store in Singapore, alongside a United Artists cineplex and 112 specialty shops.
Bugis Street was a famous open-air night spot for hawker food and tourists from the 1950s until the area was cleared in the mid-1980s for the MRT and redevelopment.
Keppel REIT sold Bugis Junction Towers in 2019 for $547.5 million to a venture led by Angelo Gordon. It had bought the block in 2006 for $159.5 million.
A covered overhead bridge added in 2012 links the mall to Bugis+ across Victoria Street.

Bugis MRT station (East-West and Downtown Lines) is directly beneath the development, with access from the basement. Bras Basah (Circle Line) and City Hall stations are about ten minutes away on foot. Neighbours include Bugis+, Bugis Street market, the National Library, DUO and Raffles Hospital. Kampong Glam and Sultan Mosque are a short walk north, and Albert Centre Market and Food Centre is just behind Bugis Street market.
