About Cendex Centre

Cendex Centre is a large strata-titled light-industrial complex at 120 Lower Delta Road, Singapore 169208, in District 3 (Queenstown, Tiong Bahru). EdgeProp records it as completed in 2007 on a 60-year lease that started on 21 March 2005. It is one of the bigger private B1 developments on the city fringe, with a gross floor area of about 29,153 sqm on a site of roughly 11,642 sqm.

The land is zoned Business 1 (B1), which is meant for light and clean industrial activity. In practice the building is popular with small and medium-sized firms that want workspace close to town. Interesting facts

  • The 60-year lease is shorter than the 99-year leases of the older Jalan Kilang factories nearby. It runs until 2065.

  • B1 zoning comes with a 60/40 rule from URA. At least 60 per cent of the space must be used for industrial purposes such as light manufacturing, printing, media production or e-business, and no more than 40 per cent for ancillary offices and other supporting uses.

  • Tiong Bahru MRT, the closest station, is the last underground stop for westbound East-West Line trains before the line rises onto a viaduct towards Redhill.

  • The wider Bukit Merah area was an early industrial district. Brickworks and mills operated around Henderson Hill and Redhill from the 1930s, well before Jurong was developed.

Nearby

Tiong Bahru MRT station (East-West Line) is about one kilometre away, a walk of 12 to 15 minutes, and is linked directly to Tiong Bahru Plaza. Redhill MRT is the alternative. Bus stops along Lower Delta Road and Jalan Bukit Merah are much closer. Tiong Bahru Market and Food Centre, and the conserved pre-war Tiong Bahru estate around it, are the main food and heritage draws in the area. The Central Expressway runs just east of the site.
