About DUO Tower

DUO Tower is the office and hotel tower of the DUO development at 3 Fraser Street in Bugis, District 7 (Bugis, Beach Road, Middle Road). The 39-storey tower rises about 185 m. Its lower 20 office floors hold about 557,972 sq ft of Grade A space, with floor plates of 26,000 to 31,000 sq ft. The Andaz Singapore hotel, a Hyatt brand, occupies the upper floors and uses the address 5 Fraser Street. The development was completed in 2017 and officially opened on 15 January 2018.

DUO was developed by M+S, a company owned 60 per cent by Malaysia's Khazanah Nasional and 40 per cent by Singapore's Temasek. Ole Scheeren designed it, with DP Architects as executive architect. The second, 49-storey tower holds the 660-unit DUO Residences.

Interesting facts

  • M+S, the same Malaysia-Singapore joint venture, also developed Marina One in Marina Bay. CapitaLand acted as project manager for DUO.

  • In July 2019 M+S sold DUO Tower's offices and the DUO Galleria retail podium for $1.575 billion to a joint venture of Allianz Real Estate (60 per cent) and Gaw Capital Partners (40 per cent).

  • The Andaz Singapore hotel was sold separately in October 2019 to Hoi Hup Realty for $475 million.

  • The towers are clad in a distinctive hexagonal pattern, and the space between them is given over to a landscaped public plaza.

  • DUO won the Urban Habitat Award from the Council on Tall Buildings and Urban Habitat in 2021, and holds a BCA Green Mark Platinum rating.

Bugis MRT station (East-West and Downtown Lines) is linked to DUO underground, about three minutes' walk. Nicoll Highway MRT (Circle Line) is around ten minutes away. An underground walkway also connects to Guoco Midtown across Beach Road. Neighbours include Parkview Square, The Gateway, Raffles Hospital and Bugis Junction. Kampong Glam, with Sultan Mosque, Haji Lane and the Malay Heritage Centre, starts just across Ophir Road.
