Grandeur Park Residences is a 99-year leasehold development of 720 homes at 1 to 11 Bedok South Avenue 3, at the corner of New Upper Changi Road. It is managed as MCST 4766.
The land sale
URA's record of sites sold shows that the parcel at New Upper Changi Road and Bedok South Avenue 3 was awarded in February 2016 to CEL Residential Development, a subsidiary of Chip Eng Seng, for S$419.38 million after eight bids, on a 99-year lease (URA, via data.gov.sg). Chip Eng Seng's announcement noted that part of the floor area was set aside for a childcare centre (SGX announcement, February 2016).
Development
EdgeProp reported that the development launched in March 2017 beside Tanah Merah MRT station (EdgeProp, March 2017). A later EdgeProp feature describes six blocks of 14 and 15 storeys designed by ADDP Architects, with landscape design by Ecoplan Asia, a covered link to the station, and a car park built partly into the sloping site (EdgeProp, October 2022). These describe the original design intent.
Chip Eng Seng reported that the development received its Temporary Occupation Permit in December 2020 (Chip Eng Seng, April 2021).
