About Guoco Tower Office

Guoco Tower is the office component of the mixed-use development at 1 Wallich Street, Singapore 078881, in postal District 2 (Anson, Tanjong Pagar). The development was completed in 2016 and was first marketed as Tanjong Pagar Centre. It was developed by GuocoLand, designed by Skidmore, Owings & Merrill with Architects 61 as project architect, and built by Samsung C&T. At 290 metres it has been the tallest building in Singapore since 2016.

The offices provide about 890,000 sq ft of Grade A space on column-free floor plates of roughly 27,000 to 30,000 sq ft. They sit below the Wallich Residence apartments in the same tower. The wider development, about 1.7 million sq ft in all, also holds around 100,000 sq ft of shops and restaurants, the 222-room Sofitel Singapore City Centre and a landscaped Urban Park. The land is on a 99-year lease.

Interesting facts

  • GuocoLand won the government tender for the site in 2010 with a bid of $1.708 billion. Total investment was put at about $3.2 billion.

  • Towers in the city centre are normally capped at 280 metres because of flight paths. This tower was allowed to go 10 metres higher.

  • The Urban Park covers about 150,000 sq ft and its sheltered City Room was designed for events of up to 2,000 people.

  • The project received BCA Green Mark Platinum and LEED Platinum pre-certification, and won a World Architecture News mixed-use award in 2014 before it was built.

  • At opening, GuocoLand held 80 per cent of the project and Malaysia's Employees Provident Fund held 20 per cent.

Tanjong Pagar MRT station (East-West Line) is directly beneath the building, with a basement link. Maxwell MRT on the Thomson-East Coast Line is about seven minutes on foot. Neighbours include Tanjong Pagar Plaza, International Plaza, Oasia Hotel Downtown and the conserved shophouses of Tanjong Pagar Road and Duxton Hill. Tanjong Pagar Plaza Market and Food Centre, Amoy Street Food Centre and Maxwell Food Centre are all within walking distance. The development's own Urban Park provides the nearest green space.
