About Ki Residences at Brookvale
Ki Residences at Brookvale is a condominium at 2 to 22 Brookvale Drive, in the Sunset Way area of Clementi. It lies in postal District 21 (Upper Bukit Timah, Clementi Park, Ulu Pandan). The project has 660 apartments in 12-storey blocks and was developed by Hoi Hup Sunway Clementi Pte Ltd, a joint venture between Hoi Hup Realty and Sunway Developments. ADDP Architects designed it. The land is held on a 999-year lease that began on 23 March 1885. Most sources give 2024 as the completion year, and the management corporation, MCST 4952, was constituted on 18 June 2025.
The estate is a large mid-rise development of about 340,000 sq ft set among landed houses. Units have two to five bedrooms. The blocks are lined up side by side rather than facing one another, which helps cross-ventilation and privacy, and most of the site is given over to landscaping and facilities such as lap and children's pools, a tennis court and a jogging track.
Interesting facts
The site was previously Brookvale Park, a 160-unit estate. The Hoi Hup and Sunway joint venture bought it in a collective sale in February 2018 for $530 million.
According to the project's marketing, the name comes from the Japanese idea of ki, a natural life force linked to harmony and renewal.
A new road was built as part of the project to link the estate directly to Clementi Road.
A 999-year lease dating from 1885 is rare for a new condominium of this size, since most large new sites are sold on 99-year leases.
All 660 units have been sold.

No MRT station is within a short walk today. The future Maju station on the Cross Island Line is planned about one kilometre away. For now, Clementi (East-West Line) and Beauty World (Downtown Line) are reached by bus or car. Ngee Ann Polytechnic, SIM and SUSS are along Clementi Road, and the Sunset Way neighbourhood shops and eateries are close by. Schools in the wider area include Pei Hwa Presbyterian Primary, Nan Hua Primary and Bukit Timah Primary.
