M38 is an eight-storey industrial development at Jalan Pemimpin, with a ramp-up layout serving multiple occupiers. Its industrial premises and ground-floor food outlets give the building a mix of working spaces and places to eat within the same development.
Development background
JTC’s second-quarter 2014 industrial property report identifies Mavern Pte Ltd as the developer of M38. It records the project among private-sector factory developments, with a planned gross floor area of 10,340 square metres.
Contractor China Construction (South Pacific) describes the project as occupying a 4,136-square-metre site. Its project history records construction starting on 28 January 2013 and completion on 8 October 2015. These dates describe the contractor’s construction programme.
Industrial premises and ground-floor food outlets
A Kimly announcement dated 21 February 2020 describes M38 as an eight-storey ramp-up industrial development for multiple users. The announcement concerned proposed acquisitions that included a restaurant at #01-03 and a canteen at #01-04. It provides a historical record of these individual premises; current operators and opening hours should be checked before visiting.
Finding the right destination
Marymount MRT station is a useful arrival point. M38 occupier ABC Photography’s visitor information identifies Exit B as the nearby landmark. Obtain the destination unit and entrance instructions from the business you are visiting, especially when arranging a delivery.
For building matters, use the M38 management office page. The management office’s unit is a separate destination from the businesses within the development. Nearby Mapex, at 37 Jalan Pemimpin, is also a separate building; check the street number as well as the unit number when planning your visit.
