About Pacific Mansion

Pacific Mansion was a freehold residential development at River Valley Close in District 9 (Orchard, River Valley). Completed in 1976, it held 288 apartments and 2 shop units on a site of about 128,352 sq ft. It no longer exists. The estate was sold collectively in March 2018 and the blocks were later demolished.

The site has been redeveloped as The Avenir, a freehold condominium at 8 and 10 River Valley Close with 376 units in two 36-storey towers. The Avenir was developed by Carmel Development, a vehicle of the GuocoLand-led buying consortium, and was completed around 2024 to 2025. Interesting facts

  • The $980 million sale in March 2018 was, at the time, the second-largest collective sale in Singapore by price. Only the $1.338 billion Farrer Court deal of 2007 was bigger.

  • The buyers were GuocoLand (40 per cent) and two Hong Leong Holdings units, Intrepid Investments (40 per cent) and Hong Realty (20 per cent).

  • The price worked out to about $1,806 per sq ft per plot ratio. CBRE marketed the site.

  • The old estate had a gross floor area of roughly 493,000 sq ft, so the site was already built more densely than many 1970s projects.

  • Its replacement, The Avenir, sits beside River Valley Primary School and keeps the freehold tenure.

Great World station on the Thomson-East Coast Line is about 7 minutes away on foot, and Somerset on the North-South Line is roughly 8 to 10 minutes. Great World mall is across River Valley Road. Killiney Road, with its coffee shops and eateries, is a short walk east. Neighbours on the same street include Urbana, The Regalia and Euro-Asia Court. River Valley Primary School is next door, and the Singapore River at Robertson Quay is within walking distance.
