About People's Park Centre
People's Park Centre is a strata-titled mixed-use development at 101 Upper Cross Street, Singapore 058357, in Chinatown, District 1. It was completed in 1973 on land released in the first Government Land Sales programme of 1967 and is held on a 99-year lease. The development has a 13-storey block and a 30-storey block over a shopping podium, with a multi-storey car park. Press reports count about 700 strata units: 324 retail, 256 office and 120 residential. The site is about 95,467 sq ft, with roughly 124 metres of frontage on Eu Tong Sen Street.
The centre is an everyday Chinatown mall with travel agencies, jewellers, clinics, tailors and a busy basement food court, with small offices and flats above. The building is still standing and operating. Owners have been trying to sell it collectively. A third tender was launched on 16 July 2026 with a guide price of $1.48 billion and was due to close on 16 September 2026. The outcome had not been reported when this page was written.

A 2019 collective sale effort at a $1.35 billion reserve price did not reach the 80 per cent mandate. A 2022 tender at $1.8 billion closed without bids.
For the 2026 tender, owners holding about 80.5 per cent of share value had consented, according to marketing agent ERA.
Under URA's Master Plan 2025 the site is zoned Commercial with a gross plot ratio of 8.6.
