About Prudential Tower

Prudential Tower is a 30-storey office building at 30 Cecil Street, at the corner of Cecil Street and Church Street in the China Square part of the Downtown Core, postal District 1. It was completed in 1998. Builder Lum Chang lists the client as Goodsworth Development Pte Ltd. The land is 99-year leasehold from January 1996. Property records show a site of about 2,000 sq m and a gross floor area of roughly 27,700 sq m.

The tower takes its name from insurer Prudential, its long-time naming tenant. It was held largely by a single owner for many years and has since become a multi-owner strata office building, managed by MCST 2340.

Interesting facts

  • The building is topped by a five-storey decorative crown. According to the builder, it was designed to conceal the mechanical and electrical plant.

  • Keppel REIT built up a 92.8% interest in the tower, at a total cost of about $349.1 million. In 2014 it sold that stake for $512 million to a consortium of KOP, Lian Beng Group, KSH Holdings and Centurion Global. The sale completed on 26 September 2014.

  • The consortium then sold the space in strata lots. In 2017 it agreed to sell 17 units totalling about 79,460 sq ft to private equity firm One Tree Partners for about $206.6 million.

  • The Keppel REIT stake covered level 1 and most of levels 10 to 29, about 230,700 sq ft of strata area.

Samsung Hub is directly across Church Street, with CapitaGreen, Republic Plaza and Far East Square close by. For food, Lau Pa Sat and Amoy Street Food Centre are each within about 7 minutes, and the shophouse restaurants of Telok Ayer Street and Amoy Street are nearer still. Thian Hock Keng Temple, Telok Ayer Green and the Singapore River at Boat Quay are all within a 10 minute walk.
