About South Beach Avenue

South Beach Avenue is the dining and retail part of the South Beach development. Its official address is 26 Beach Road, Singapore 189768, shared with the JW Marriott Hotel Singapore South Beach, in District 7 (Bugis, Beach Road, Middle Road). Together with South Beach Quarter at 38 Beach Road, it offers about 32,000 sq ft of food, drink and shop space according to the owner. Much of it sits at basement and ground level along the landscaped walkway that leads up from Esplanade MRT station.

The development opened in stages in 2015 and 2016 on a 99-year lease from December 2007. Retail occupancy stood at 92.5 per cent in March 2025. The tenant mix is mostly restaurants, cafes and bars serving the office tower, hotel guests and the Suntec convention crowd.

Interesting facts

  • The site was Beach Road Camp, a military camp. Four of its buildings were conserved in 2002 and restored: three 1930s Art Deco army blocks (Blocks 1, 9 and 14) and the former NCO Club of 1952.

  • The restored blocks now hold restaurants, bars and hotel function rooms, so part of the retail and dining area is inside former army buildings rather than a conventional mall.

  • Foster + Partners planned a green pedestrian route that rises from the basement MRT exit to street level, with tiered gardens along the way.

  • A wave-shaped canopy about 280 m long covers the open-air walkways, so the space relies on shade and natural breezes instead of being fully enclosed.

  • The land was won in a 2007 government tender for $1.689 billion by a consortium led by City Developments Limited.

Esplanade MRT station (Circle Line) opens directly into the basement through Exit F. City Hall MRT (North-South and East-West Lines) is about eight minutes away under cover via CityLink Mall, and Promenade MRT (Circle and Downtown Lines) is a similar walk. Across the roads are Raffles Hotel, Suntec City, the Civilian War Memorial and Esplanade - Theatres on the Bay. Purvis Street and Seah Street, known for Hainanese chicken rice shops, are two minutes away.
