About South Beach Tower

South Beach Tower is the office tower of the South Beach development at 38 Beach Road, Singapore 189767, in District 7 (Bugis, Beach Road, Middle Road). The owner describes it as 34 storeys with about 510,000 sq ft of Grade A office space. The wider 3.5-hectare development, bounded by Beach Road, Bras Basah Road, Nicoll Highway and Middle Road, was designed by Foster + Partners and received its occupation permits in 2015 and 2016. The site is on a 99-year lease from 10 December 2007.

The development was built by a joint venture of City Developments Limited (CDL) and Malaysia's IOI Properties Group. Besides the office tower it holds the JW Marriott Hotel Singapore South Beach, the 190-unit South Beach Residences and the South Beach Avenue retail area. Office occupancy was reported at 92.4 per cent in March 2025.

Interesting facts

  • The land was sold by government tender in 2007 to a CDL-led consortium for $1.689 billion. Main construction only began in 2012.

  • In June 2025 CDL announced the sale of its 50.1 per cent stake to IOI Properties, giving IOI full ownership. The deal valued the whole development at $2.75 billion.

  • A canopy about 280 m long runs through the site between the towers. It shades the ground-level walkways, channels breezes, collects rainwater and carries photovoltaic cells.

  • The tower's facades are slanted to catch the wind and direct air down to the open spaces below.

  • South Beach holds a BCA Green Mark Platinum award, the highest rating under Singapore's green building scheme.

Nearby

Esplanade MRT station (Circle Line) connects to the basement through Exit F, a walk of two or three minutes. City Hall MRT (North-South and East-West Lines) is reachable under cover through CityLink Mall in about eight minutes, and Promenade and Bugis stations are also walkable. Raffles Hotel is directly across Bras Basah Road, with Suntec City, the War Memorial Park, the Civilian War Memorial and Raffles City nearby. Food options include South Beach Avenue downstairs and the restaurants along Purvis Street and Seah Street.
