About The 101

The 101 is a small mixed-use building at 101 Beach Road, Singapore 189703, in District 7 (Beach Road, Bugis, Rochor). It stands at the corner of Beach Road and Liang Seah Street. The six-storey block dates from around 1986 and combines shops, offices and 15 apartments. The land is held on a 999-year lease that started on 25 January 1827. It is managed under MCST 1432.

The site covers about 699 square metres, and the existing building has a verified gross floor area of about 3,516 square metres. The apartments are marketed under the name The 101, while the whole strata development is usually referred to simply as 101 Beach Road.

Interesting facts

  • In June 2020 the owners launched a collective sale through Cushman and Wakefield with a reserve price of $90 million. The tender closed on 22 July 2020. No completed sale was found in published reports, and the building still appears on listing portals.

  • A URA outline application at the time allowed either a fully commercial scheme at a plot ratio of 4.2 or a commercial and residential scheme at 5.03, both capped at six storeys.

  • The 1827 start date of the lease makes it one of the older land titles in the city, issued only eight years after the founding of modern Singapore.

  • Beach Road marked the shoreline until reclamation began in the 1840s.

Nearby

Bugis MRT (East-West and Downtown Lines) is about five minutes on foot, and Esplanade MRT (Circle Line) about eight minutes. Guoco Midtown is across Beach Road, with Bugis Junction, the National Library and South Beach close by. Liang Seah Street is a well-known row of steamboat and dessert restaurants in conserved shophouses. Stamford Primary School is in the wider area.
