About The Prospex

The Prospex is a nine-storey commercial building at 108 Middle Road, at the corner with Victoria Street, in District 7 (Middle Road, Golden Mile). It has a two-level retail podium with seven floors of offices above, and a net lettable area of about 30,800 sq ft. The land is held on a 99-year lease that began in December 1974. OneMap now lists the building as Bernhard Schulte House, the name it took after a change of ownership in 2017.

The building was previously known as Bright Chambers. Property fund manager Pamfleet bought it in 2013 for $45 million and carried out a full refurbishment, with new mechanical and electrical systems, lifts and double-glazed windows. It reopened as The Prospex after receiving its temporary occupation permit in 2015.

Interesting facts

  • In 2017 the building was sold for $60 million to the investment arm of the Schulte Group, a Hamburg-based shipping group. Reports at the time said the group planned to occupy most of the space itself.

  • Before that sale, the refurbished building had been offered to the market in 2015 with approval for strata subdivision.

  • Middle Road is one of Singapore's older streets and appears on an 1836 town map. It was the centre of the pre-war Japanese community and of the Hainanese quarter. This fact is about the street, not the building.

Bugis MRT (East-West and Downtown Lines) is about a 3-minute walk. Bencoolen MRT (Downtown Line) and Bras Basah MRT (Circle Line) are around 5 to 8 minutes away. Bugis+ is next door, with Bugis Junction, the National Library and Fortune Centre close by. Albert Centre Market and Food Centre is a short walk up Waterloo Street, past Kwan Im Thong Hood Cho Temple and Sri Krishnan Temple.
