Five strata-landed homes in Telok Kurau

TK One is a small residential development on Lorong N Telok Kurau. Its five-home scale and strata-landed character distinguish it from the apartment developments also found around Telok Kurau. Estate.sg lists the development at 45 Lorong N Telok Kurau, with MCST 4720 identifying its management corporation.

URA’s December 2018 developer-sales report records TK One as a five-unit strata-landed project by Longfor Pte Ltd. The report provides a dated reference for the project’s identity and size, rather than evidence of when construction was completed. An exact completion year is therefore not assigned here.

EdgeProp and PropertyGuru both describe the tenure as freehold. EdgeProp lists the project’s addresses as 45 and 45A to 45D Lorong N Telok Kurau. For a viewing or delivery, the house suffix matters: a listing referring to one of these addresses may describe an individual home rather than the whole development.

Understanding the residential arrangement

The useful starting point is the distinction between the individual house and the wider strata scheme. A prospective resident should establish which areas belong to the particular home and which fall under shared management. The strata plan and current management documents are more useful for that purpose than a general property-portal description.

Check the approved layout of the home being considered, including how its rooms and access points relate to one another. Lorong N Telok Kurau Park provides a local outdoor reference point along the same road. NParks identifies a playground and fitness corner there. It is a public neighbourhood park, separate from TK One, and its facilities should not be confused with amenities belonging to the development.

Elsewhere in the neighbourhood, Telok Kurau Park sits around the Joo Chiat Place and Lorong J side of the street network. NParks places it along Siglap Park Connector and within the Eastern Coastal Loop. These are useful places to explore when assessing the wider residential setting.

Siglap Park Connector runs partly beside Siglap Canal and links parks towards East Coast Park and Bedok Reservoir. Its route crosses several roads, so plan a walk or ride using the current NParks route information rather than assuming an uninterrupted path from the house to the coast.

Marine Terrace rail access

Marine Terrace MRT Station serves this part of the East Coast area on the Thomson–East Coast Line. It opened with Stage 4 on 23 June 2024. Older project descriptions that treat this rail connection as a future addition no longer reflect the operating network.

Before a visit, check the station exit and pedestrian route to the correct house entrance. Assess crossings, shelter and any accessibility needs along the actual route; a general neighbourhood location does not establish the suitability of every approach.

Checks for residents and owners

Before planning renovation or external work, obtain the relevant approved plans and clarify the current approval process with management. Ask specifically about boundaries, drainage, accessways and any shared structures affected by the proposed work. Moving arrangements, contractor access and waste collection are also worth confirming before occupation.

For a purchase or tenancy, review the title and property documents for tenure, strata area and the rights attached to the home. Keep site visits separate from management correspondence: the development is on Lorong N Telok Kurau, while the management address shown in the directory serves an administrative purpose.
