United House is a freehold strata office building at 20 Kramat Lane, Singapore 228773, in District 9 (Orchard, River Valley, Cairnhill). Kramat Lane runs parallel to Orchard Road, directly behind Concorde Hotel and Shopping Mall. The building is described in sale reports as a 10-storey commercial block. It stands on a site of about 1,193 sq m (12,838 sq ft), and property records show a gross floor area of about 5,844 sq m.
The owners have been trying to sell the building collectively. A tender was launched on 2 October 2024 with a reserve price of $166 million and closed on 14 November 2024 without a reported sale. The site was relaunched in February 2025, and a third tender at the same price closed on 1 July 2025. No completed sale had been reported in the sources checked, and individual strata units were still changing hands in 2026.
Interesting facts
The land is freehold, unlike the neighbouring Concorde complex and Cuppage Plaza, which are both on 99-year leases from 1979.
The site is zoned Commercial with a plot ratio of 4.9 under Master Plan 2019. That would allow a new building of about 62,900 sq ft of gross floor area.
During the sale campaign the Urban Redevelopment Authority gave in-principle approval for hotel use at the same plot ratio.
An overhead pedestrian bridge connects United House to the Concorde complex at 100 Orchard Road, which is itself slated for redevelopment.

Dhoby Ghaut interchange (North-South, North East and Circle lines) and Somerset MRT (North-South Line) are each about six to seven minutes away on foot. Plaza Singapura, The Centrepoint and Orchard Central are the nearest malls. Cuppage Plaza and Cuppage Terrace, known for Japanese food, are one street west. The Istana and Istana Park are just across Orchard Road.
