A new development on an older Kismis site

View At Kismis is a leasehold condominium on Lorong Kismis in the Upper Bukit Timah area. Roxy-Pacific's current portfolio records 186 homes and two shops, with apartments ranging from two to five bedrooms. Its addresses run through 15, 17, 19, 21, 23 and 25 Lorong Kismis. Roxy-Pacific lists completion in 2024.

The legal developer named in the original brochure is Roxy-TE2 Development Pte Ltd. Tong Eng describes the project as a joint development with Roxy-Pacific. The brochure records a 99-year land lease commencing on 31 May 2019; its earlier expected possession date should not be confused with the subsequent completion listing.

The site combines the former Kismis View development with the adjoining property at 19 Lorong Kismis. Roxy-Pacific's June 2018 announcement records the collective-sale order for Kismis View and in-principle approval for a fresh lease covering both properties. The present condominium therefore has a redevelopment history involving two adjoining sites, rather than simply being a renamed version of the earlier estate.

Homes and the building arrangement

The original project imagery shows grouped low-rise blocks with balconies and shared landscaped spaces. Tong Eng describes a vineyard-inspired design using warm wood tones, while the brochure refers to a modern Tuscan influence. These describe the design concept; the completed condition of any particular apartment should be assessed during a viewing.

The distinction between homes and shops matters when comparing listings. The 188-unit total given on Tong Eng's project page includes the two shops; Roxy-Pacific provides the more precise residential and commercial breakdown. Buyers and tenants should compare the actual floor plan, usable room dimensions and balcony arrangement of the unit being offered, rather than treating a bedroom category as a standard layout.

Shared spaces and everyday use

The launch brochure illustrates a clubhouse, a 25-metre lap pool, a jet pool and a grill pavilion at the first level, together with roof-terrace gathering spaces. Its drawings and perspectives are artist's impressions. They explain the planned distribution of common areas, but do not establish today's opening hours, booking arrangements or maintenance status.

During a visit, check the route from the relevant block to the facilities and ask how guests are admitted. For a move or renovation, confirm access procedures, delivery arrangements and any booking requirements with the management office. Parking entitlement and visitor parking should also be checked for the particular home.

Lorong Kismis and the wider surroundings

Tong Eng places the development within the area's landed-housing surroundings. The local street setting is a useful part of a viewing: inspect the approach to the entrance, crossings and pedestrian conditions, as well as the orientation of the apartment itself. A low-rise setting alone does not establish a unit's privacy, outlook or noise level.

Beauty World MRT station is on the Downtown Line, which serves the Bukit Timah corridor and connects it with the city. Walk the route you would actually use from the development to the station, paying attention to the appropriate entrance, shelter and road crossings. A general neighbourhood map is not a substitute for checking that journey.

The wider Bukit Timah area also offers access points to the Rail Corridor. NParks describes this former railway route as a shared recreational and ecological corridor. Plan a separate outing using its access maps and current notices; this does not imply a private connection from the condominium. NParks advises visitors to leave by nightfall because most of the corridor is unlit.

Before arranging a viewing

Confirm the block number and whether the appointment concerns a home or a shop. Check the current unit plan, fittings and condition, and ask for applicable maintenance charges and house rules. For lease or purchase decisions, verify the property-specific records and agreed terms with the relevant professionals.
