Development background

Piermont Grand is an 820-home executive condominium at Sumang Walk, developed by Pavo Properties, a joint venture involving City Developments Limited and TID. Its land tenure is 99 years. CDL's 2023 annual report records that the development obtained its Temporary Occupation Permit in January 2023.

The project consists of thirteen residential blocks ranging from 10 to 18 storeys. The launch specification names P&T Consultants as architect and Tinderbox as landscape consultant, with three-, four- and five-bedroom apartments, including penthouses.

Homes and shared landscape

The varying block heights give the estate a different arrangement from a single-tower condominium. When comparing apartments, identify the precise block, floor and orientation on the site plan. A waterway-side address does not establish the outlook from every home: adjoining blocks, planting and the position of the apartment all matter.

CDL's launch material organised recreation across four landscape zones. A cantilevered gym beside a 50-metre lap pool was a defining element of the design, alongside spaces for children's activities and shared gatherings. These are documented project provisions; current access, booking arrangements and condition should be checked during a visit.

The Punggol Waterway setting

The relationship with My Waterway@Punggol is central to Piermont Grand's surroundings. Beyond the residential estate, NParks describes a public promenade network along both banks, used for jogging and cycling. The wider Punggol Waterway connector extends for 8.4 kilometres through the town; that figure describes the network, not a distance from the development.

Punggol Waterway Park also gives the area a layer of local history. Its Kelong Bridge refers to Punggol's fishing-village past, while the dome-shaped Jewel Bridge is a recognisable waterside landmark. The park forms part of the North Eastern Riverine Loop, providing context for longer outings beyond the immediate neighbourhood.

For everyday use, inspect the actual route between the residential entrance and public paths. Check changes in level, shelter and crossings, especially if cycling, accompanying children or using a mobility aid. Public park access and private estate access have separate arrangements.

Transport and daily journeys

Sumang LRT is a useful local transport reference. The LRT network connects this part of Punggol with the MRT and bus interchange at the town centre. Test the full journey from the relevant block, including the transfer, rather than relying on a launch-era walking-time claim.

Before arranging a viewing

Confirm the block and unit number, examine the current floor plan and compare it with the apartment's condition. Ask about maintenance charges, parking allocation, visitor access and planned common-property works. For homes facing shared recreation areas or public paths, visit at different times to assess activity, privacy and sound for yourself.
