Sengkang Grand Residences is a 99-year leasehold condominium of 680 homes in nine residential blocks at 72 to 88 Compassvale Bow.
An integrated development
The homes are one part of a larger integrated development. In August 2018, a 50:50 joint venture of CapitaLand and City Developments won the 3.7-hectare Sengkang Central mixed-use government land sale site for S$777.78 million (CapitaLand and CDL, August 2018). Besides the condominium, the development includes Sengkang Grand Mall, a community club, a hawker centre, a childcare centre and a bus interchange, linked to Buangkok MRT station. These are separate from the condominium's common property.
Design
The developers' 2019 launch fact sheet names MKPL Architects as lead design architect, SAA Architects as project architect and Coen Design International as landscape consultant. It describes a passive-cooling approach, with blocks oriented for natural ventilation, deep balconies for shade and prefabricated volumetric construction, and a landscaped ramp, the Green Highline, linking Compassvale Ancilla Park to the development (CapitaLand and CDL, October 2019). These describe the original design intent.
EdgeProp reported in 2024 that the condominium received its Temporary Occupation Permit in November 2023 (EdgeProp, November 2024).
