The Brownstone (雅尚苑) is an executive condominium (EC) at Canberra Drive in Sembawang, developed by City Developments Limited (CDL) and TID Pte. Ltd. Its 638 units are in eight blocks rising up to 12 storeys, on a site of 28,653 square metres held on a 99-year lease. CDL reported that the project obtained its TOP in October 2017.
Built in modules
The Brownstone is known in the construction industry for how it was built. It used Prefabricated Prefinished Volumetric Construction (PPVC), in which some 5,000 building modules were prefabricated off site and then assembled on site. CDL describes it as the first large-scale residential project in Asia to use PPVC, and expected the method to raise productivity by more than 40% and save about 55,000 man-days.
Design and homes
The architecture takes its cues from New York brownstone row houses, which gave the development its name. Units range from two-bedroom apartments of 732 sq ft to five-bedroom penthouses of 1,711 sq ft. Facilities described at launch include several pools, a gymnasium and the Jasmine Spa. The site is next to Canberra MRT station on the North-South Line, which was still being built when the project was launched in 2015.
