The Watergardens at Canberra is a 99-year leasehold development of 448 homes in 16 five-storey blocks at Canberra Drive in Sembawang. It is registered as MCST 4966.
The land sale
In March 2020, UOL announced that URA had awarded the Canberra Drive site to a joint venture of UOL, United Industrial Corporation and Kheng Leong for S$270.2 million, on a 99-year lease. The site was about 296,719 sq ft with a plot ratio of 1.4, and part of the floor area was set aside for an early childhood development centre (SGX announcement, March 2020).
Design
UOL's launch release in July 2021 named P&T Consultants as the architect and described a nature-inspired design built around water, with seven pools among the gardens, beside a low-rise private estate and a park connector. UOL described it as the first private development launched in Sembawang since Canberra MRT station opened (UOL, July 2021). These describe the original design intent.
Completion
UOL's 2024 results record the Temporary Occupation Permit in December 2024 (UOL FY2024 results).
