224 developments lie within 1 km of Paya Lebar MRT station (EW8 / CC9) — Park Place Residences at Paya Lebar Quarter, the apartment blocks of the upper Geylang lorongs and Guillemard Road, and the offices around the interchange — each listed with its management office contact.
An interchange that became a business district
Paya Lebar — Malay for "wide swamp" — is an interchange between the East–West and Circle Lines, and the government's plan for a commercial centre outside the city has turned the land around it into offices and malls: Paya Lebar Quarter, Paya Lebar Square, City Plaza and One KM.
The homes within a ten-minute walk are mostly small: around 150 apartment blocks against a couple of dozen condominiums, split between District 14 to the north and District 15 to the south. Beside the station are Paya Lebar Residences, Park Place Residences at Paya Lebar Quarter and Simsville; the lorong blocks run from Lorong 35 to Lorong 42 Geylang — Sims Dorado, D'Weave, Guilin Mansions.
New condos and new launches near Paya Lebar
Sixteen35 Residences (MCST 4775) and Carpmael Thirty-Eight (MCST 4746) are among the newest management corporations in the ring.
The nearest launch since 2022 is The Continuum — Hoi Hup Realty and Sunway Property, 816 freehold units on Thiam Siew Avenue, launched in May 2023, about 810 m away. Grand Dunman, by Dakota station, is just outside the ring.
Around the station
Aljunied and Eunos are the East–West Line's neighbours, Dakota and MacPherson the Circle Line's. Geylang Serai Market and the Haig Road market are both within a short walk.
Contacting a management office here
More than fifty developments in the ring have no managing agent on record; for a small lorong block the management council is the contact. Ocean IFM manages the most buildings here. See the District 14 and District 15 pages.
New-launch details as reported by EdgeProp (The Continuum). Distances are straight-line from the station; the walk is longer. Prices are left out because they change.
