Tampines

Tampines — 40 developments inside URA’s Tampines planning area, from the condominiums of Simei and Tampines West to the new executive condominiums of Tampines North, each listed with its management office contact.

Ironwood, sand and a regional centre

The earliest record is thought to be the “Tampenus River” on Philip Jackson’s map of 1828, and the name probably comes from the tempinis trees that grew here, cut for their hard timber. Tampines Road began as a bridle path and became a cart track in 1864. The area was farms, rubber and coconut, and until the 1970s sand quarries.

Tampines New Town was begun in 1979, and about 3,720 villagers were resettled. It was the first town planned in precincts, and in October 1992 it won the United Nations World Habitat Award. Our Tampines Hub, opened on 6 August 2017, was the first integrated community and lifestyle hub.

What the planning area covers

URA’s Tampines planning area has five subzones: Simei, Tampines East, Tampines North, Tampines West and Xilin. Simei is part of Tampines, not Bedok; and Pinery Residences, whose addresses are on Bedok Reservoir Road, stands inside the Tampines boundary.

New launches and land sales

  • Tenet — Qingjian Realty, Santarli Realty and Heeton Holdings, a 618-unit executive condominium on Tampines Street 62, on sale from December 2022.
  • ParkTown Residence — UOL Group and CapitaLand Development, 1,193 units in Tampines North, launched in February 2025.
  • Aurelle of Tampines — Sim Lian Group, a 760-unit executive condominium, launched in March 2025. HDB awarded its Tampines Street 62 site on 9 October 2023 to Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd.
  • Rivelle Tampines — Sim Lian Group, a 572-unit executive condominium on a 99-year lease on Tampines Street 95, from March 2026; that site was awarded on 8 November 2024 to the same two companies.
  • Pinery Residences — Hoi Hup Realty and Sunway MCL, 588 units on a 99-year lease with Pinery Mall, launched in March 2026. HDB awarded the Tampines Street 94 site on 10 October 2024 to Hoi Hup Realty Pte Ltd and Sunway Developments Pte. Ltd.

Getting around

Six stations serve the area: Tampines and Simei on the East–West Line, Tampines West, Tampines East and Upper Changi on the Downtown Line, and Expo at the junction of the two. The Cross Island Line’s first phase, which LTA expects to be completed by 2030, will serve Tampines too.

Schools with pages here include Poi Ching School, Angsana Primary, East Spring Primary and Changkat Primary.

Who manages the buildings here

Savills Property Management (5), Smart Property Management (4) manage the most developments inside the boundary. More than a quarter of the developments here have no managing agent on record — many are small blocks run by their own council. Each building page lists its own office contact.
