Ang Mo Kio — 46 developments inside URA’s Ang Mo Kio planning area, from the landed estates of Sembawang Hills and Yio Chu Kang to the new condominiums of Lentor, each listed with its management office contact.
The red-haired man’s bridge
Ang Mo Kio is Hokkien for “red-haired man’s bridge”, and old maps label much of the area Ang Mo Kio Forest Reserve. It was largely uninhabited in the 19th century; settlers came with the rubber boom, and where the new town stands was once a large rubber plantation, turned over to pig and poultry farms after the slumps of 1922 and 1932.
Ang Mo Kio New Town was built between 1973 and 1980 — HDB’s seventh, and the first designed in metric dimensions. Its town centre sits in a valley once occupied by squatters. The first three pilot town councils were set up here on 1 September 1986, and HDB says the circular point block at the Upper Thomson Road entrance is still the only one of its kind.
What the planning area covers
URA gives Ang Mo Kio twelve subzones, from Ang Mo Kio Town Centre, Cheng San and Townsville to Sembawang Hills, Shangri-La, Tagore and four named Yio Chu Kang. There is no Yio Chu Kang planning area: that estate is part of Ang Mo Kio, and so is Lentor, in the Tagore subzone. Sembawang Hills Estate belongs here too, not to Sembawang. Bright Hill station, on the other side of Upper Thomson Road, is in Bishan.
New launches around Lentor
Lentor has had more launches since 2022 than any other part of the area:
- Lentor Modern — GuocoLand, 605 units, launched in September 2022.
- Lentor Hills Residences — Hong Leong Holdings, GuocoLand and TID, 598 units on a 99-year lease, from July 2023.
- Hillock Green — Soilbuild Group, Forsea Holdings and United Engineers, 474 units on a 99-year lease, November 2023.
- Lentoria — TID, 267 units, March 2024.
- Lentor Mansion — GuocoLand, 533 units on a 99-year lease, March 2024.
- Lentor Central Residences — Hong Leong Holdings, GuocoLand and CSC Land Group, 477 units, March 2025.
- Lentor Gardens Residences — Kingsford Group, 502 homes on a 99-year lease, July 2026.
One more site is sold and not yet launched: Lentor Central, awarded by URA on 6 March 2026 to GuocoLand (Singapore) Pte. Ltd., Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd.
Getting around
Ang Mo Kio and Yio Chu Kang are on the North–South Line, Lentor and Mayflower on the Thomson–East Coast Line. The Cross Island Line will make Ang Mo Kio an interchange and add Teck Ghee; LTA expects its first phase to be completed by 2030.
Schools with pages here include Ang Mo Kio Primary, Mayflower Primary, CHIJ St. Nicholas Girls’ and Townsville Primary.

Savills Property Management (3), Landsfield Property Consultants (3) manage the most developments inside the boundary. About a third of the developments here have no managing agent on record — many are small blocks run by their own council. Each building page lists its own office contact.
